As we wrap up the year, Northumberland County saw the typical seasonal shift we expect in December. The Region recorded 70 home sales, which is a 14.6% decrease compared to November’s 82 sales, a normal slowdown as many buyers and sellers paused for the holidays.


What’s encouraging is that pricing remained very stable. The average selling price edged up slightly to $671,750, nearly unchanged from November’s $671,436. This consistency highlights that, even with fewer transactions, home values are holding steady and the market continues to show balance.


New listings totaled 87, and homes spent an average of 54 days on the market, which is very much in line with last year’s 57 days. Overall, we’re seeing a steady, predictable winter market and that can be a great thing for both buyers and sellers.

Northumberland County experienced a strong boost in sales activity this November, offering a positive signal as we head into the winter market.

The Region recorded 106 sales, a significant 56% increase compared to 68 transactions in November 2024. While sales were up, the average selling price saw a slight adjustment, moving from $753,273 last year to $741,262 this November.


Overall, the market is showing healthy momentum, with buyers actively engaging and sellers continuing to achieve solid values despite minor price shifts.

🎄 Holiday Recipe: Chewy White Chocolate Cranberry Cookies


These cookies are soft, festive, and perfect for gifting, sharing, or enjoying with a cup of hot cocoa.


Ingredients:

  • 1 cup butter, softened

  • 1 cup brown sugar

  • ½ cup white sugar

  • 2 eggs

  • 1 tsp vanilla extract

  • 2 ½ cups all-purpose flour

  • 1 tsp baking soda

  • ½ tsp salt

  • 1 cup dried cranberries

  • 1 cup white chocolate chips


Instructions:

  1. Preheat oven to 350°F (175°C).

  2. In a large bowl, cream together butter and sugars until light and fluffy.

  3. Mix in the eggs and vanilla.

  4. In a separate bowl, whisk together flour, baking soda, and salt, then slowly add to the wet ingredients.

🍂 Northumberland County Market Update – November 2025 🍂


The Northumberland market continued its upward trend through October, showing healthy activity for both buyers and sellers.


The average selling price rose to $712,876, reflecting a 6.16% increase month-over-month and a 3.15% gain year-over-year. A total of 137 homes sold, up from 129 in September and 117 in October 2024.


New listings also climbed, reaching 295 this October, compared to 253 one year ago. Homes spent an average of 43 days on the market, slightly longer than 38 days last year — a sign of balanced momentum as inventory grows and buyers take more time to make confident decisions.
