🌸 Northumberland County Market Update – April 2026 🌸
The spring market continues to show steady momentum across Northumberland County, with both sales activity and pricing trending upward.
A total of 103 homes sold in April, a slight increase from March’s 102 sales, while the average selling price rose 6.5% to $714,267, up from $670,503 the previous month.
New listings remained relatively stable at 324, down just 1.2%, and homes spent an average of 56 days on the market. This balance of steady inventory and increasing sales is contributing to a more active and dynamic market environment.
Adding to this stability, the Bank of Canada held its overnight lending rate at 2.25%, providing some reassurance for both buyers and sellers navigating today’s conditions. As we move further into the spring season, we’re seeing growing confidence on both sides of the market.
✨ While affordability continues to be a consideration, this ongoing momentum is helping to create a more balanced landscape — offering opportunities for both buyers and sellers to make informed, confident decisions.

Waiting for the “Perfect” Time to Buy or Sell? Here’s What You Should Know.
Many people believe there’s a perfect moment to enter the real estate market, or make a move. When interest rates drop, prices stabilize, or inventory increases. While market conditions absolutely matter, trying to “time the market” perfectly can sometimes lead to missed opportunities.
Real estate markets are constantly evolving. Interest rates fluctuate, housing inventory changes seasonally, and home values respond to supply and demand. What feels like an uncertain market today may look very different six months from now.
For buyers, waiting may mean: Increased competition when rates eventually drop Higher home prices as demand rises Fewer available homes that meet your needs
For sellers, waiting could mean: Missing serious, qualified buyers who are actively searching now Delaying plans tied to your next move Facing changing market conditions later on
One important thing to remember: interest rates can change over time, but the price you pay for a home is permanent. Many buyers focus heavily on rates, but even a small increase in home prices can significantly impact long-term affordability.
The most successful real estate decisions are usually based less on “perfect timing” and more on personal readiness. Factors like financial stability, long-term goals, lifestyle changes, and having the right strategy in place often matter more than trying to predict the market.
Whether you’re buying your first home, upgrading, downsizing, or considering selling, understanding your options and having expert guidance can help you make confident decisions, no matter what the market is doing.
We know there’s no such thing as a “perfect” time, just the right time for you, your family, and your next chapter. So reach out if you are wondering if the time is right for you!

A Taste of Summer: Exploring Northumberland’s Farmers’ MarketsThere’s something special about farmers’ market season in Northumberland County. Maybe it’s the smell of fresh baking in the morning air, the rows of colourful local produce, or the familiar faces you run into while wandering through the market with a coffee or tea in hand.
Farmers’ markets have been part of rural Ontario communities for generations. Long before grocery stores and online shopping, local farmers, bakers, and makers would gather in town centres to sell fresh goods directly to their neighbours. These markets became more than just places to shop, they became gathering places where communities connected, supported local businesses, and celebrated the seasons together.
Today, that tradition is still going strong across Northumberland County. From fresh strawberries and sweet corn to handmade candles, flowers, preserves, artisan breads, and local crafts, our markets continue to showcase the incredible talent and hard work of local vendors and growers. Visiting a farmers’ market is one of the best ways to support local and enjoy everything our communities have to offer.
