The Northumberland real estate market gained momentum in May, with stronger sales activity and an increase in new listings, giving buyers and sellers more opportunities as we move through the busy spring season.

A total of 128 homes sold in May, representing a 24.3% increase from April's 103 sales. This uptick in activity reflects growing confidence among buyers and continued movement across the market.

The average selling price was $695,364, a modest 2.6% decrease from April's average of $714,267. While prices softened slightly month-over-month, they remain stable overall, helping to create opportunities for buyers while supporting a healthy market environment.

Inventory also expanded, with 380 new listings coming to market in May, a 17.3% increase over April. At the same time, homes spent an average of 42 days on the market, indicating that well-priced properties continue to attract strong interest.

If you have a fixed-rate mortgage and decide to sell or refinance before your term ends, your lender will typically charge whichever is greater:

Three Months' Interest

This is the simpler calculation. Annual interest ÷ 4

For example, on a $500,000 mortgage with a 5% interest rate, the penalty would be approximately $6,250.

Interest Rate Differential (IRD)

This is where penalties can become significant.

If interest rates have dropped since you signed your mortgage, your lender may calculate the difference between your current rate and today's rate, then apply that difference over the remaining term.

$500K mortgage at 6% fixed with 3 years left. New rate = 4%. Difference = 2% ($10K/year). Over 3 years = $30K penalty.

A penalty that starts at a few thousand dollars can quickly climb into the tens of thousands.

Why Some Penalties Are Higher Than Others

Many homeowners are surprised to learn that not all lenders calculate penalties the same way. Some major banks use what's known as a "posted rate" calculation, which can dramatically increase the penalty amount. Ingredients

For the Crust

• 1 cup graham cracker crumbs

• ¼ cup sugar

• 2 tbsp water

Directions

1. In a small bowl, combine graham cracker crumbs and melted butter. Divide evenly among 4–6 serving glasses or jars and press lightly to create a crust layer.

2. In a saucepan over medium heat, combine rhubarb, sugar, and water. Cook for 8–10 minutes, stirring occasionally, until the rhubarb softens.

3. Add the strawberries and lemon juice, then cook for an additional 2–3 minutes. Remove from heat and allow the mixture to cool completely.

4. In a medium bowl, beat together cream cheese, icing sugar, and vanilla until smooth.

5. Fold in the whipped topping until light and fluffy.

6. Spoon or pipe the cheesecake filling over the prepared crusts.

7. Top with the cooled strawberry rhubarb mixture.
