☀️ Northumberland County Market Update – June 2026
As we move into the heart of the summer market, Northumberland County continues to favor buyers, with more homes becoming available and inventory remaining healthy. While sales activity picked up again in June, buyers are still benefiting from having plenty of choice and time to make thoughtful decisions.
A total of 152 homes sold in June, an 18.8% increase over May, showing that buyers are still active despite today's market conditions. At the same time, 423 new listings came to market—up 11.3% from the previous month, continuing to provide a wide selection of homes across the region.
The average sale price was $677,570, a slight 2.6% decrease from May. While average prices naturally fluctuate from month to month, we're continuing to see values remain relatively stable overall, rather than experiencing dramatic shifts. Homes spent an average of 45 days on the market, highlighting a market where buyers are taking the time to compare their options before making a decision.
What Does This Mean for You?
If you're buying, today's market offers something we haven't seen in several years: choice. With more homes available, buyers can take the time to compare properties, negotiate confidently, and make decisions that best fit their lifestyle and budget.
If you're selling, success is still very achievable, but strategy matters more than ever. Buyers are well informed and have options, making accurate pricing, thoughtful preparation, and strong marketing essential to standing out from the competition.
While we're still in a buyer's market, homes that are priced appropriately and presented well continue to attract interest and sell. The key is understanding today's market rather than relying on yesterday's expectations.
✨ Whether you're planning your next move or simply keeping an eye on the market, we're always happy to answer your questions and help you make informed decisions.
🏡 Flynn Group Perspective
The Headline: More Choice, More Strategy.
June reminded us that this isn't a market driven by urgency, it's a market driven by preparation.
Buyers have more opportunities than they've had in years, while sellers who invest in thoughtful pricing and presentation continue to see success.
Real estate is always local, and while headlines often focus on national trends, what's happening here in Northumberland is what matters most. That's why we believe understanding your neighbourhood, not just the numbers, is the key to making confident real estate decisions.

Outdoor Spaces Canadians Are Loving This Summer
Summer has a way of bringing us outside. Whether it's enjoying a morning coffee on the deck, hosting family BBQs, or simply unwinding after a long day, our outdoor spaces often become the most-used "room" of the house. This year, homeowners are embracing outdoor living with simple, functional updates that make spending time outside even more enjoyable.
Comfortable Gathering SpacesInstead of formal patio sets, many people are opting for cozy seating, outdoor rugs, and string lights to create an inviting place to relax with family and friends.
Low-Maintenance LandscapingBeautiful doesn't have to mean high maintenance. Native plants, ornamental grasses, and perennial gardens continue to grow in popularity because they require less watering and attract birds, bees, and butterflies.
Outdoor DiningFrom pizza ovens to simple picnic tables, more families are making the most of summer meals outdoors. Even a small patio can become the perfect spot for dinner under the evening sky.
Fire Pit EveningsFew things say summer quite like gathering around a fire. Whether it's roasting marshmallows, sharing stories, or simply enjoying a quiet night, a fire pit creates a natural place for people to connect.
Edible GardensHerb planters, raised vegetable beds, and small fruit gardens are becoming a favourite addition to many backyards. Fresh basil, tomatoes, lettuce, and strawberries are easy to grow and can add fresh flavour to your summer meals.
Creating Your Own RetreatThe best outdoor spaces don't need to be expensive—they just need to work for you. A comfortable chair, a bit of shade, a few colourful flowers, and a place to enjoy a summer evening can transform any backyard into a personal retreat. Whether you have a large property, a cottage, or a small backyard in town, investing a little time in your outdoor space can help you make the most of the season. After all, some of the best summer memories are made right outside your back door. |

Is Cottage Ownership Right for You?
There's no denying the appeal of cottage life. Quiet mornings by the water, evenings around the campfire, and a place to gather with family and friends are enough to make anyone start dreaming. But like any home, cottage ownership comes with both rewards and responsibilities. Before taking the plunge, it's worth considering both sides.
The Perks
A Place to Unplug A cottage offers the chance to slow down, spend time outdoors, and create lasting memories with the people who matter most.
A Getaway That's Always Yours No booking accommodations or planning around availability—your favourite getaway is ready whenever you are.
Long-Term Value While every market is different, waterfront properties have historically remained desirable due to their limited supply and unique locations.
The Considerations
Maintenance Never Takes a Vacation From opening the cottage in the spring to closing it for winter, maintaining a seasonal property takes time and planning.
It's More Than the Purchase Price Insurance, utilities, property taxes, dock maintenance, septic systems, and unexpected repairs are all part of the ownership experience.
Will You Use It Enough? Be honest about how often you'll visit. If you're only able to enjoy it a few weekends each year, renting may be a better fit for your lifestyle.
Questions to Ask Yourself How often would I realistically use a cottage? Am I comfortable with the ongoing maintenance? Would I prefer a seasonal retreat or a year-round waterfront home? Does owning a cottage fit my long-term financial goals? Is creating a family gathering place important to me?
At the end of the day, cottage ownership isn't about following a trend—it's about finding a lifestyle that fits. For some, it's the perfect place to make lifelong memories. For others, renting a cottage each summer offers the same enjoyment without the long-term commitment. The right choice is the one that works best for you, your family, and your goals.
