❄️ Northumberland County Market Update – January 2026 ❄️


January brought a slower start to the year in terms of overall sales, which is not unusual for this time of year, but pricing and market pace tell an interesting story. Northumberland County recorded 48 home sales in January 2026, down from 70 sales in December and 79 sales in January 2025.


Despite the softer transaction volume, the average selling price increased significantly, rising 12.8% month-over-month from $671,750 in December to $757,736 in January. This average is also notably higher than January 2025’s average of $639,707, showing that home values seem to be holding and demand remains present for well-positioned properties.


Inventory also increased, with 205 new listings coming to market in January. At the same time, homes spent an average of 40 days on the market, improving from 63 days last year. This suggests that while fewer buyers were active overall, the homes that are selling are doing so more quickly, pointing to confident decision-making and strong interest in the right listings.
